Buying at pre-launch: how the window works

What pre-launch truly means, the checks that are non-negotiable, and how Rioga clients enter first.

The best inventory in a Mumbai launch is usually gone before the launch. Corner units, high floors and the sea-facing stack are placed in the pre-launch window — the quiet period when developers allocate inventory to trusted partners before public announcement.

A credible pre-launch happens on a RERA-registered project, at launch pricing, before marketing spend lifts rates. What you gain is sequence: first choice of floor, unit and orientation, typically 5–12% below the post-announcement rate.

Three checks are non-negotiable: the MahaRERA registration and sanctioned plans; the developer’s delivery record on comparable projects — not the brochure; and a construction-linked payment schedule. Heavy upfront demands on an unregistered project should end the conversation.

The Rioga position: more than half the homes booked through Rioga across thirteen years were booked before public announcement. Developers allocate early inventory to partners who bring serious buyers; those buyers, in turn, receive pricing and selection no individual walk-in can negotiate.
